Tips to Have Your Home Ready for Summer

Spring has sprung and summer is right around the corner. We know that soon temperatures will be climbing, the sun beating down, the occasional thunderstorm and weeks of hot and dry days. Is your home ready for summer? Your Favorite Real Estate Team will share some ideas to make sure your Lake of the Ozarks home is in tip-top shape and ready for the summer months.

Make Sure Your A/C is Working Properly

When we flip a switch or push a button, we expect things to work. Finding out your A/C is not functioning like it should once the summer heat sets in is no fun. Being proactive and getting your system serviced early is smart. For one, the HVAC companies won’t be as busy yet and two, regular maintenance may prevent any further damage that could occur.

Stain Your Deck

Here at the Lake, we love to entertain outside. Make sure your deck is ready for your famous BBQ’s. You will want to look for any rot, warping boards or loose nails. Once you have all the repairing done, apply some stain or sealer on the deck to protect it against the suns rays and to repel water. Not only will this protect your deck but also it will have a wonderful finish!

Have Your Roof Inspected

Your shingles may look fine from your front yard, but recent storms may have done some unseen damage. Springtime storms can lift or tear shingles and if you have had any hail you need a professional to come and do an inspection. Many will do an inspection free of charge and if you do need repairs, they can also work with you to help with any insurance claims.

Clean Out Gutters

This is not always a fun project, but it is very beneficial. Cleaning gutters and downspouts should be done once a year or more if you have trees towering over your home. Gutters not only keep water from pouring off the side of your home, but they also redirect the water away from your home. So proper functioning of your gutters can save you big bucks on foundation repairs or other water damage.

Check Caulking and Paint

This is a great tip and can prevent some major issues. If you have any painted surfaces that are chipping or flaking not only does it look bad, but it can lead to issues. Wood that doesn’t have any paint protecting it will absorb moisture and began to rot and cause more issues. You will also want to look at any gaps or cracks that have caulking missing. The caulking will also prevent moisture from getting inside and leading to more major problems.

Being prepared for summer will make enjoying the time with family and friends even better. We only touched on a few maintenance items but hopefully, these will motivate you to get ready for summer and prepare for the tolls it can take on your home. While tackling these projects, you think of getting your home listed or maybe you realize your home is just not working for you or your family any longer. If that sounds like your situation, let the Lake of the Ozarks best real estate team help you!
