Curb Appeal - How to make a Great First Impression

They say you never get a second chance to make a first impression.  When selling your home at Lake of the Ozarks, that saying is true … and most often curb appeal is your first impression (online or in person).  To buyers, how your exterior looks will reflect on how well they think you have cared for the home in general. There are several simple things you can do to make the best first impression possible, and potentially sell your home at Lake of the Ozarks more quickly and even boost your selling price or attract more buyers to bid on your house at the Lake.

Entryway.

The feel of your entryway gives your buyers a sense of what it would be like to come home to that house every day.  Anything you can do to make that feel fresh and inviting will boost the appeal of your home.  Consider painting your front door to provide a nice pop of color.  Place symmetrical planters on each side of your entry door to further add to the color and appeal.  Other small things you can do include upgrading handles and fixtures, as well as adding new house address numbers in a cool new font and a color that contrasts well with your house.

Clean and declutter.

Even when your house has great bones, dinge and clutter can really take away from the feel of a well maintained, solid home.  One big impact solution is to power wash everything.  Remove any mildew, pollen stains, and dirt build up from your siding, your sidewalks, etc.  Remove clutter … anything that does not enhance or showcase your home should be out of sight.  Remove tools, toys, lawn equipment and other distracting items that are often left around the home.  It also makes a huge visual difference to trim trees and bushes, showing they are maintained and cared for.  Cleaning the roof and gutters will also make a better impression, again, showing that as a homeowner you care about maintenance.

Lawn care.

Everyone loves the look and feel of a nice lawn.  Keeping the lawn mowed and weed free makes a positive impact.  Adding fresh mulch is huge and tends to be a great return on investment.  If you want to go a little further, consider adding plants and flowers (in groupings for more impact), and landscape lighting for your plants (maybe even some up lighting on your house).

Outdoor living space.

It is all about allowing your potential buyers to imagine seeing themselves living in your house and making it home.  When you can create inviting spaces to hang out, people don’t just see how your house and yard look, they can see themselves hanging out there with family and friends.  They don't just notice the view, they look forward to sitting down and enjoying the view every single day. Outdoor furniture or patio sets, BBQ and dining areas, even an outdoor bar area can all create that effect.  You can use an outdoor area rug to define spaces, add mood lighting for ambiance, or even a front porch swing can be an inviting touch for your home.  

Extras. 

Other simple things that can make a difference on your home’s curb appeal are painting the mailbox, edging pathways (or adding stepping stones to define a pathway).  You can also paint the trim for a low cost, but high impact.  In addition, repairing any cracks in your asphalt driveway and adding a fresh seal coat is a great idea, or adding a layer of fresh gravel if your drive is not paved.
