5 Tips for Staging Your Home to Sell This Summer

1) Color and appeal.

As always, the first impression can be everything.  In the summertime your yard is a blank canvas.  Some blooming plants and potted arrangements framing your porch, drive or entryway set an inviting tone. Cleaning your outdoor surfaces is another way to make your house shine and stand out from the rest. Washing the windows, washing the siding, even the sidewalks … it all makes a statement.  If you are willing to invest a little, a fresh coat of paint or stain is excellent.  Repaving or sealing an aging driveway can also make a huge impact.

2) Outdoor living.

Summertime is the perfect time to get a buyer thinking about how valuable the outdoor space is.  A freshly mowed and well-maintained lawn is a huge draw, and outdoor sitting areas really paint the picture.  Consider matching lawn furniture or fresh pillows, fun place settings for the outdoor table, and an outdoor rug to anchor the space

3) Make them welcome. 

Even though you may not be using the house full time, now is not the time to save on your AC bill.  Set the thermostat to keep it cool and inviting.  Schedule showings earlier or later in the day when the heat is not at its peak.  But keep the curtains open and the atmosphere bright and well lit inside. Now is the best time to have your home deep cleaned as well.  Check all the nooks and crannies and make it sparkle!

4) Utilize your space.

Less is more when it comes to showcasing your square footage.  You may find that removing a couple pieces of furniture makes your living room look twice as big.  Make the space feel open and neutral by de-cluttering and getting rid of personal items and knick-knacks as well as toys, etc.  This helps outside as well … put away lawn tools, hoses, bicycles, etc. and consider utilizing self-storage when you put your house up for sale so the only thing that buyers see are the things that enhance your house and make them feel at home.

5) Add Style.

It is important to keep in mind that everyone’s taste is different.  Some people love bold and contemporary, others like classic and understated.  So that being said, keep it neutral and don’t go overboard.  But, the dining room and the master bedroom are two places you really want the buyer to envision seeing themselves in.  Just a few details can make all the difference.  For example, a bowl of fresh fruit on the table, some simple refreshments on the counter or a small vase of flowers or pillows that pop in the bedroom can all help buyers connect with your home.
