Bathrooms.

Having too few or only one bathroom in a home can actually be a deal breaker for many people.  If your home has only one bathroom adding a second bathroom or at least a half bath can go a long way in appealing to buyers.  If you have enough baths or there is no feasible way to add another, upgrade the one you have.  Buyers love to see nice waterproof flooring, stone countertops, roomy walk-in showers and double vanities with room for ample storage.  But always opt for adding a second bathroom before updating your only one.                           

Landscaping & Outdoor Living.

When it comes to landscaping for a home at the Lake of the Ozarks, think about outdoor living space and curb appeal. With a waterfront home, the curb appeal may matter even more when it comes to the view of your house on the lake side.  Around here, the lake side of a waterfront home is usually considered the front side of the house and if there is not enough outdoor living space on the lake side, it can make one question why they are spending the money on a lake front home.  Just adding decks or terracing for patios to create places to sit and grill and visit with friends and family can totally change a buyer’s perspective.  Once they can see themselves hanging out and chilling lakeside, your lake house will start to feel like home to them.

Home Office.

As so many people are able to work from home now, more and more of them are deciding they want to do so from here at the lake.  So having a great home office staged in your house can be an eye-catching bonus to a lot of buyers.  It doesn’t have to be huge or even a full room.  It could be part of your guest room.  You just need a dedicated area to let someone know that the home is ready and waiting for them to set up a workstation and settle in. This can be done with the right office furniture, window space, and shelving and can have a great impact on the appeal of your home to a work from home buyer.
