Looking For a Home? Here are some handy Items to Bring on Your Home Tour!

If you are looking to buy a home at the Lake of the Ozarks, we know this is an exciting time for you.  As experienced real estate agents at the Lake of the Ozarks, we have been helping people find, tour, and buy their dream lake homes for many years.  We just love seeing the faces of our clients when they find “the one” and we want to help make that happen for you too.  The better prepared you are for your home tours, the easier it will be for you to narrow down your decision and choose the home of your dreams.  We thought we would share a few tips today on what you can bring with you on your home tour to make the whole process easier.  If you are on the look for a home at the Lake of the Ozarks and would like to know how to better prepare for your home tour, keep reading this blog!

Camera

It is fine to use your cell phone’s camera, just be sure it is fully charged when you head out for your tour(s)!  Take pictures of every house.  Photograph the outside all around, the inside as you go from room to room, and any details of systems or appliances.  Most people think they will remember, but after seeing a few houses it will be harder to be sure e.g. whether it was the house with the steep driveway that had the swim deck on the dock or was it the one with the covered deck. Having a photo journal not only makes it easier to keep track but also allows you to re-tour the home later on your own phone.

Tape Measure

Yes, this seems like a no-brainer but is an easy thing to forget.  Knowing if the office will accommodate your desk, or if your truck will fit in the garage, or if the living room is big enough for your sectional, can help you visualize yourself in the house.  Take pictures to record your measurements so you have “notes” to refer to later.

Nightlight

Bringing a small plug-in item like a nightlight will allow you to test electrical outlets to see if any are not functioning.  It is not a complete test by any means but can give you an idea if there are electrical problems with the house.  If multiple outlets are not working, there could be some expensive wiring issues, so you may want to look further into that before making a decision.

Temperature Sensor

These can be found at your local hardware store and are relatively inexpensive.  This device will allow you to test the temperature of the air coming out of the HVAC ducts to see if they are relatively consistent.  If there are major differences, it may be an indication of an aging or poorly maintained HVAC system.  Again, that doesn’t mean it is a dealbreaker - it may just need routine maintenance, but it is something worth having a professional take a closer look at.  It is just good to have an idea before you make an offer and get all the way to inspections.
